When lenders let you down

Once again listening to Saturday football, and pondering on what to include in my blog, frustrated by a bridging loan that should have completed Friday but as Diana Ross sung "I’m still waiting.

Disappointment… My client has exhausted his auction 28 days; in fact Monday is the last day of his 15 day extended period, so some backsides need kicking on Monday. The worse thing to me though is the sheer disrespect expressed towards my client and I on Friday, when twice I was promised call backs from the lender. However, when I chased updates on the funds being released, it seems they thought we didn't deserve a call back, they know who they are!! But even with my little rant I am somewhat perplexed as the guys at that particular bridging lender are usually ok. Presenting a complex case for a willing lender… Moving on I have three Bridging cases to research and source a lender for on Monday; by the time you read this I will hopefully have them with underwriters. One is a large complex case including three commercial property purchases, £740,000 of funding, against a value we are led to believe of over £1,840,000. These purchase prices are hugely discounted so I sense some fun and games with the surveyors on this one. This is an extremely complex case and will test one or two lenders. I'm open to calls Tuesday morning from the Bridging community, but we'll see how I go Monday. Seeking a rapid lender… The second is a case where the Inland Revenue is causing havoc; my client has just over a week to get a lender before the High court date, where a PBA is being sought. My client is offering three properties as security on this one, but this requires an extremely rapid lender. Finally, the third sees a client who owns three pub/hotels in South Wales, all on extremely expensive bridging finance. This could be a case whereby a bridge is required to reduce pressure from the existing lenders, or if time can be gleaned we will look to commercial finance. So all told a very interesting week in front of me, one I'm seriously looking forward too. I may opt this week for the specialist assistance of a Bridging packaging company as I've got too much on my plate. Although this is slightly more expensive for the clients, they all require speed and at this time I'm overstretched not only with new enquiries but with the administration of cases that are currently at some stage of lender underwriting. This is a shortened blog this week but when I'm spending the weekend getting on top of administration and new enquiries the world is looking good. Over and out.
