New commercial property platform launches to 'transform' due diligence process




A new online platform dedicated to kick-start commercial property transactions has been launched.

Search Acumen’s online platform is designed to transform the due diligence process by providing real estate lawyers with instant access to commercial property data sets, giving them the ability to conduct and manage a portfolio of property searches in one place.

The property search provider claims the platform is the commercial market’s first integrated system, which streamlines free access to data and information for lawyers carrying out due diligence on a transaction.

The site uses data from sources such as the Land Registry, Ordnance Survey and the Environment Agency to help identify issues such as flooding, conservation and listed buildings.

“Our new platform is an exciting and revolutionary step forward in filling a gap in the market for commercial transactions,” said Andrew Lloyd, managing director at Search Acumen.

The platform also integrates with Google Maps to identify local authority boundaries and allows users to view properties and titles from both satellite and street perspectives.

Lawyers will also be able to manage their workflow through a deadline management tool and users can specify deadlines for their searches and keep up to date on any delays through Search Acumen’s support team, who will provide alternative solutions when timescales can’t be met.

Andrew said the platform will attempt to kick-start a transformational move by giving commercial lawyers access to big data for their individual needs and narrow down the products and searches required for their specific transaction.

“Searches are only a small part in the journey in a commercial transaction, but are too often burdened by incomplete data and vulnerability to delays.
