Blue Shield Capital completes £11.6m facility for Sheffield and Manchester property acquisitions

Blue Shield Capital and brokerage Seaford Finance have completed a £11.59m bridging facility for a borrower specialising in UK residential real estate.

The 12-month bridging loan, agreed at 66.7% LTV, was used to purchase three residential properties: one in Manchester (53 units), and two in Sheffield (43 and 78 units) — all of which are tenanted.

The borrower is the UK arm of an Australian investment fund, which specialises in UK residential real estate investments, particularly focused on cities outside of London, such as Birmingham, Manchester, Leeds and Newcastle.

The property acquisitions are part of the firm’s strategy to expand its real estate portfolio.  

The client will refinance the facility once the EWS1 is issued for one of the properties.
