Blue Shield Capital provides £5.7m loan for Edinburgh commercial property purchase
By Jodie BradleyBlue Shield Capital has completed a £5.72m bridging loan in seven days for a real estate investment company looking to purchase a Grade A office building in Edinburgh, Scotland.
The client required the funds urgently, as delays with their initial bank of choice left them with only a couple of weeks left to purchase the property, or else lose the deposit.
Working together with brokers Seaford Finance, the 12-month loan — agreed at 65% LTV — was completed in a week.
The client — which has an international portfolio of over £300m — intends to refinance once its primary bank of choice reaches completion.
Stephen Benson, partner at Blue Shield Capital, commented: “This was the second loan that we completed recently with Seaford Finance.
“We stepped in when the borrower needed a quick solution and were able to complete the loan in seven days.
“We remain committed to providing financing solutions to the borrower community as we look to grow our loan book.”
