Hope Capital completes Warrington re-bridge in five working days




Hope Capital has completed a £186,000 re-bridge for a Warrington residential property in five working days.

The loan was issued at a rate of 0.85% with the full amount advanced on day one.

The property was purchased by the borrower, Roger Goodwin of Goodwin Property Ltd and converted into an HMO under permitted development rights.

However, delays in attaining a refinance option necessitated an interim solution to retain the property within the borrower’s portfolio.

Hope’s involvement enabled the borrower to secure a 12-month term, and provided time to source longer-term finance.

The lender expedited through the deal utilising its fast-track underwriting process, use of title insurance and no upfront legal undertaking, with the help of the broker, Sophie Owen at Pure Property Finance.

Seven weeks after the deal had completed, the borrower contacted Hope Capital’s case manager to organise an early redemption.

“While a 12-month loan term was initially agreed to ensure the borrower had the time needed to organise their exit strategy, we were able to provide an early redemption.
