A North London based property and finance group, which has always provided finance for refurbishments and conversions, have launched a specific product due to the surge in demand. James Bloom, CE of Regentsmead, explains the reasoning behind the launch.

We have been listening carefully to our broker partners and they have said because of the massive upturn in demand for refurbishment finance they have asked us to provide a specialist product for them to market.
A lot of developers are now turning to refurbishments instead of new build as they do not have to concern themselves usually with time consuming planning issues.
I am very excited about this launch which has coincided with substantial additional internal funds being made available and this product will certainly help to utilise those funds. We are always listening to our broker partners and the market generally and we feel the timing of this is right. Our substantial experience in this field and the fact that we lend only our own capital makes us a market leader and puts us and the people we work with in a uniquely strong and secure position.
When we get asked to do something by our key introducers we respond quickly, this has resulted in us today launching a product specifically designed for refurbishments and conversions.
We can now lend up to 50 per cent of a purchase price and 100 per cent of the costs of work, the product will have all of the usual key benefits and features that our other products have in terms of decisions in minutes, funds within days and us collecting the introducer’s fee and paying this across at offer stage not at drawdown!
We always pay repeat fees and will continue to do this on our new product.
We are here to provide a 5 star service to our introducers and clients. We have always been very busy on the refurbishment side but with this new product we feel we will enable our broker partners to win far more business and work with us. When we are asked to do something we react and we believe this is a market leading product. 2011 was a very busy year and we have internally allocated substantial additional funds to make 2012 even busier.
