Aria and Shawbrook complete £31m Edinburgh bridge loan

Aria Finance and Shawbrook Bank’s structured real estate division have completed a £31m bridging loan to support a commercial development project in Edinburgh.

The loan included a £28.6m bridging facility alongside a top up VAT bridge and was one of the largest loans completed by Aria since the merger of Enterprise Finance and Vantage Finance in 2022.

The deal was led by Aria’s sales and commercial director, Joe Aston, while it was also delivered by Piragash Sivanesan and his team at Shawbrook.

Commenting on the deal, Joe Aston, sales and commercial Director of Aria Finance, said: “This deal represents a significant achievement for Aria Finance, highlighting our ability to deliver substantial funding solutions for large-scale property developments across the UK and cementing our position as a market leader in the specialist property finance sector.”

“By working closely with our long-term trusted partner Shawbrook, we were able to deliver a highly complex funding structure that enables our client to proceed with a major development in one of Edinburgh’s most sought-after locations.”

Piragash Sivanesan, director of structured real estate, added: “With tailored loan structuring and dedicated relationship management, we’ve been able to support the client with their ambitious regeneration project in Edinburgh city centre with a commercial bridge, one of the largest that the bank has ever completed.

“We look forward to supporting Aria with future projects like this one.”
