Signature Private Finance, a privately-owned and funded principal lender, has launched this week.

The new lender arranges bespoke financial solutions to suit the needs of borrowers and will facilitate loans from £50,000 to £500,000 for most purposes to businesses and private individuals throughout England & Wales.

Solihull-based Signature lends its own funds and makes lending decisions in-house. It has a dedicated team with many years of banking, surveying and legal experience, and has established links with a panel of solicitors and surveyors.

Bilal Ahmed, CEO of Signature Private Finance, who has over 17 years’ experience in the property market, said: “I’m pleased to announce that we are officially open to the market and to intermediaries. We’re the new kids on the block, with lots of capital and plenty of experience.”

Being a principal lender allows Signature to adopt a flexible approach to consider each case on its individual merits.

Bilal said: “Whilst we will consider non-regulated loans on properties throughout mainland England & Wales, due to the management teams geographical knowledge, we are looking to initially concentrate our efforts in the Midlands, Wales and the South East .”


Criteria:

- Standard bridging;
- First charge only;
- Minimum loan size is £50,000;
- Maximum loan size of £500,000;
- Loan terms from 1 to 12 months;
- LTVs up to 70 per cent on residential property;
- LTVs up to 60 per cent on commercial property;
- 100 per cent LTV available with additional security;
- All loans based on OMV of property; and
- Rates from 0.75 per cent per month.

The lender is based in Solihull but also has a London office.

We offer the intermediary market a competitive procuration fee and an additional fee if they provide the exit route and the loan is repaid on time.
