Over the past year conditions in the property sector have altered dramatically, and as various lenders exit the market or halt new lending it gives Bridging & Commercial great pleasure to introduce a short term lender to the site that has pledged its commitment to the broker market.

Alternative Bridging Corporation (ABC) is a Hertfordshire-based lender that was launched in 1994 as Property Finance and although it dealt in bridging loans, it was mostly on a private basis. In 2006, the company re-launched as ABC, with a wider marketing programme and a view to become even more active in the bridging market.

 

With a maximum LTV of 65%, loans from £50,000 up to £10 million and rates starting at 1.25% per month, ABC can offer short term finance for purchasing and refinancing residential, retail, office and industrial property.

 

Jonathan Rubins, director at ABC, said: “As a short term lender we’re quite involved in the broker market and fairly non-prescriptive, so we are always worth a phone call as we offer a bespoke service and look at each case individually."

 

He added: “Although the current climate doesn’t look like it’s getting any easier for the bridging sector, we have fewer constraints than a lot of other lenders as we are funded privately rather than by the banks.”
