Brickflow records £520m-plus in loan offers across Q2

Brickflow has generated more than £520m in loan offers across bridging, commercial mortgages and development finance in the period from April to June.
According to the platform’s Q2 2026 edition of its MarketWatch report, development finance accounted for 61% (£8.2bn) of the platform's total Q2 search value, making it the largest product by search value on the platform.
Land finance was the fastest-growing area by a different measure: the number of bridging lenders willing to lend against land with detailed planning rose by 61% between Q4 2025 and Q2 2026.
Bridging finance recorded £258.9m in loan offers, commercial mortgages saw £24.6m and development finance was £236.5m.
Search activity fell across all three products in Q2 — down 13.6% in bridging, 22.1% in commercial mortgages and 8.3% in development finance (each measured quarter-on-quarter).
Requests for Decisions in Principle (DIPs) moved the other way, rising 6% for bridging and 12% for commercial mortgages.
Brickflow said the dip in bridging search activity aligned with the wider bridging market, as BDLA data showed bridging applications falling by 15% in Q1 2026.
The quarter also saw HBI Capital, Pallas Capital and Bridge Invest join Brickflow's lender panel.
Sabinder Robinson-Sandhu, head of growth at Brickflow, commented: “This quarter's numbers show real momentum building across the platform, particularly in how quickly brokers and borrowers are moving from search to DIP.
“We’re also seeing lenders move into parts of the market they’d previously overlooked, land with planning being the clearest example, which tells us appetite is broadening rather than narrowing.
“In a rate environment where nothing is guaranteed, that kind of granular, real-time data is exactly what brokers need to advise their clients with confidence.”
