CapitalRise repaid after sale of £7.7m funded Mayfair townhouse

Refinancing gave the borrower more time to secure a sale

Section: Case Studies

CapitalRise has been repaid in full following the sale of a Grade II-listed Georgian townhouse in Mayfair, against which it had provided a £7.7m sales bridge facility.

The loan, originated by director Katy Katani, refinanced the firm's earlier funding and gave the borrower additional time to market and sell the property.

The property is a Grade II-listed Georgian terraced house, originally constructed in 1736.

Arranged across six storeys, the asset provides a mix of commercial and residential accommodation.

CapitalRise first supported the borrower in July 2024, providing enfranchisement funding to acquire the freehold interest.

The firm subsequently refinanced that facility with a £7.7m sales bridge loan, providing additional time for the borrower to market and sell the property.

Less than four months after the completion of the facility, the property was sold and the loan repaid in full.

The borrower is part of a group with interests ranging from development and hospitality to research and the arts, and investments across Europe and Asia.

Katy commented: “We are pleased to have supported a returning borrower on a unique Mayfair asset.

“The refinancing gave our client additional time to maximise value through a carefully managed sales process.

“From enfranchisement funding through to exit finance, we work closely with borrowers to provide flexible, bespoke lending that adapts to their needs.”

The specialist debt advisory firm, who introduced the loan to CapitalRise, commented: “CapitalRise displayed their specialist expertise and understanding of prime luxury residential accommodation to support our client.

“It was a real pleasure to work with Katy Katani and her team who were able to collaborate through numerous challenges to complete the financing in a timely manner.

“We look forward to working on further transactions in the future.”
