Mortgage searches rebound in June as residential demand drives market growth

Residential, remortgage and BTL searches all recorded growth

Mortgage search activity strengthened during June, with both month-on-month and year-on-year volumes increasing across most major lending categories, according to the latest Mortgage Market Snapshot from Twenty7tec.

Total mortgage searches reached 1,774,749 during June, representing a 7% increase compared with the previous month and 2% higher than in June 2025.

Residential searches totalled 1,499,462, up 11% compared with May and 3% higher than the same month last year.

Residential purchase searches also returned to growth, rising 8% month on month to 679,151 and recording a 5% year-on-year increase.

First-time buyer activity also strengthened during June, with searches reaching 166,026, up 9% compared with May and 5% higher than June 2025.

Residential remortgage searches rose to 654,285, representing a 14% increase month on month and a 1% increase compared with the same period last year.

The BTL market also strengthened in comparison with May. Total BTL searches increased 9% month on month to 275,284, while BTL purchase and remortgage searches both rose by 9%.

However, year-on-year comparisons continue to present a more mixed picture, with total BTL searches 5% lower than June 2025 and BTL purchase searches down 14%, suggesting investor activity remains more subdued than the owner-occupier market.

Mortgage product availability also increased during June, continuing the gradual recovery that has been seen since April as lenders adjust their product ranges in response to changing market conditions.

Joint borrower sole proprietor enquiries remained the most-searched criteria topic, followed by foreign nationals, visa applicants, maximum age limits, adverse credit and self-employed applicants.

Twenty7tec said the continued prominence of these searches highlights the increasingly specialist nature of modern mortgage advice and the importance of having quick access to accurate criteria information.
