PHINOM closes record $30.8m cross-border loan for luxury property transaction

Record-breaking deal supports Caribbean estate acquisition and European villa refinancing

PHINOM has completed its largest transaction to date, providing a $30.75m loan as part of a cross-border financing involving two super-prime residential assets in Europe and the Caribbean.

The transaction combined the refinancing of a villa in Southern Europe to facilitate the acquisition of a private Caribbean estate.

Reflecting the multi-jurisdictional nature and complexity of the transaction, the financing involved legal counsel across five separate jurisdictions, together with multiple specialist professional teams covering forensic accounting and legal.

The $30.75m loan is less than 50% LTV, over a 364 day term with the exit coming from an anticipated substantial corporate liquidity event.

The introducing broker was Michael Abebe, managing principle at Blackhill Private Finance.

The completion takes PHINOM’s total lending to just under €100m since completing its first loan in June 2025 and puts the business on course to lend €150m during 2026.

PHINOM was founded by Hugh in 2025 and operates as a joint venture with a Monaco-based single-family office, providing short term bridging loans globally.
