RAW Capital Partners’ loan book exceeds £250m

RAW Capital Partners has announced that its loan book now exceeds £250m, marking another milestone in the company’s growth in recent years.

The Guernsey-based investment management firm launched in 2015 and spent the last ten years providing specialist mortgages to foreign nationals, UK expats and Channel Islanders. In December 2025 it began lending to UK residents and, earlier this year, launched a range of bridging loans to complement its core line of buy-to-let mortgages.

RAW attributes the growth of its loan book to the diversification of its offering, combined with continuous improvements to its product features – examples include allowing overpayments with no penalties, increasing its maximum LTVs and simplifying valuations. 

Another key factor has been the speed and certainty of its decision-making, which is underpinned by how the company’s loans are funded. 

It lends from its own RAW Mortgage Fund, a cell of RAW Alpha PCC Ltd. The Fund provides institutional and private investors with access to a portfolio of mortgage loans secured against UK property.

The Fund surpassed £200m in AUM back in late 2025. The company has set a target of growing the size of the Fund to £500m in AUM by the end of 2028.
