Wey Bridging Finance has delivered an £806,250 bespoke funding solution for the redevelopment of a Grade II-listed property in Surrey which had previously been derelict.

The lender supported the borrower, who was introduced via an experienced broker, in funding both the comprehensive refurbishment of a listed barn and the planning application for a self-build plot within the garden.

Complexities of the scheme included restoring and modernising a heritage residence, lending against a listed asset and coordination across planning, construction, and funding stakeholders.

The deal allowed a significant partial redemption, upon the granting of planning consent.

The project has now been successfully delivered, restoring the heritage residence and receiving planning permission on the rear garden plot, with the combined site valuation in the region of £1.5m.
