Roma delivers largest loan to date with £6m facility for property investor

The two-part facility included a development exit loan and a portfolio refinance

Roma Finance has completed its largest loan to date, providing a £6m facility to an experienced property investor in a deal involving a recently completed residential development and a wider BTL portfolio.

The transaction was delivered across two linked facilities. The first provided a development exit loan on a recently completed scheme comprising six two-bedroom apartments.

Having completed the project, the borrower needed to refinance their existing loan, release restrictions across other assets within their portfolio and allow time to put a longer-term solution in place.

The second facility, provided at 75% LTV, involved the refinance of 11 BTL properties held within the investor’s portfolio.

By bringing these properties onto a single loan the customer was able to consolidate borrowing from multiple lenders and raise additional capital to support the wider refinance.

Structuring the two loans alongside one another allowed Roma Finance to provide the flexibility to move forward with both the completed development and the wider property portfolio.

Having secured a significant funding line, Roma recently launched its new commercial mortgage proposition.
