Lender issues £150m of loans amid bridging surge




Topland Group's structured finance division has issued £150m of funding during the first quarter of 2017 following a surge in demand for bridging loans.

The division delivered £75m of new loans and joint venture funding focused on non-residential assets, as well as £75m of residential lending.

Topland is now on track to hit its target of £400m of capital deployment during 2017.

“Following a successful 2016, our structured finance division has hit the ground running in 2017 and is beginning to cement its status as a challenger bank,” said Sol Zakay, executive chairman and CEO of Topland.

“Our ability to understand entrepreneurial business models, add value through development/management expertise and to deploy capital quickly, makes us a credible alternative in an era of conservative lending.”

Topland reported increased demand for bridging finance and greater emphasis on lending activity on commercial assets, land and mixed-use projects.

Recent deals include a £14m stretch senior bridging loan on an industrial park in Wembley, a £24m mixed-use development in Knightsbridge and a £25m commercial site assembly opportunity on Stratford High Street.

The lender also delivered a bridging loan on brownfield land in Middlesbrough and two bridging loans against operational student housing schemes in Bradford and Hull.

This growth was compounded by the addition of commercial lending specialist Sumeer Bose, who joined from Laxfield Capital.

In his new role, Sumeer will be focused on short-term lending opportunities for commercial assets.

“Sumeer’s analytical skills and experience in commercial lending will be a huge asset to the team as we continue to drive growth,” added Tom Betts, director of structured finance at Topland.

“Having had a strong start to the year, we expect to see continued demand for our diverse suite of products as the best investors and developers begin to look at increasingly innovative ways to find and deliver value.”

The group will continue to target joint venture opportunities with commercial and residential developers, as well as exploring options in strategic land and the proptech sector.
